Important information for your stay

Bread roll service: To help you start the day relaxed, we are happy to bring you freshly baked bread rolls from the bakeries in Völs every morning – except Sundays.

Payment conditions The prices are per night and apartment for a minimum stay of 7 nights in high season and 3 nights in low season, based on an occupancy of 4 people. Shorter stays are possible on request and subject to availability for an additional charge.
For each additional person, we charge €25 per night. A tourist tax of €2.50 per person per night is also charged. Children under 14 are exempt from the tourist tax. A deposit is required to confirm your booking.
Payment is possible by bank transfer in advance, in cash or by credit card or debit card.

Cancellation conditions If your holiday cannot take place due to unforeseen circumstances, we kindly ask you to let us know in good time. Cancellations are unpleasant for both sides. There is no right of withdrawal within the meaning of the Consumer Code. Regardless of this, the following cancellation conditions apply:

• Up to 12 weeks before arrival, only the deposit will be retained.
• From 12 to 4 weeks before arrival, 50% of the holiday price will be charged.
• Within the last 4 weeks before arrival, the cancellation fee is 80% of the booking price.
• Any cancellation fees will be offset against the deposit already paid.
• In the event of a guest’s failure to arrive (“no show”) or an early departure, the full amount for the entire booked period remains payable.

Please also note the statutory provisions of Art. 45–67 of the Italian Consumer Code, Legislative Decree 206/2005.

Cancellation conditions pursuant to Art. 1382 of the Italian Civil Code The deposit serves to confirm your reservation and is non-refundable in the event of cancellation. When making the bank transfer, please state your name and the period of your stay. As soon as the deposit has been credited to our account, your booking is bindingly confirmed. Pursuant to Art. 1385 of the Italian Civil Code, the deposit will be retained in the event of cancellation.

Travel insurance
We recommend taking out travel cancellation insurance before your journey. This is mandatory information pursuant to EU Regulation No. 524/2013 of the European Parliament and of the Council.

Getting here:
Coming from the south, you can easily reach our farm via the Bolzano Nord motorway exit. From there, follow the signs towards Völs am Schlern, Schlern area and Kastelruth. In Blumau, take the left tunnel towards Völs am Schlern. Once you arrive in the village, continue at the large roundabout towards Kastelruth until you reach Hotel St. Anton, then follow the signs to Völserried and Trisaierhof. After about five minutes, you will reach the entrance to our farm, which is located on the right-hand side in a hairpin bend.

Alternatively, you can also reach us via Atzwang; however, the route via Völs am Schlern is more pleasant to drive.

On the final section of the access road, signs indicate that the road is restricted to local residents. As our guests, you are of course allowed to use this access road and continue directly to our farm.

Arrival and departure
Arrival is possible from 3:00 pm, or earlier on request. Please let us know if you plan to arrive after 8:00 pm. Departure should be by 10:00 am.

Parking
One covered parking space is available free of charge for each apartment. If you arrive with several vehicles, you can use additional outdoor parking spaces free of charge.

Ski and bike room
Our ski and bike room provides a safe and tidy place for your equipment all year round. In winter, skis and snowboards can be stored here after a day on the slopes, while in summer your bikes have a secure place after exciting tours in the surrounding area.

Pets
Please understand that pets are not allowed on our farm.

Kitchen appliances
On request, we are happy to provide you with a microwave or a portable oven.

Shopping & dining nearby
Various shopping options and grocery stores in the centre of Völs am Schlern can be reached in just 6 minutes by car (3.3 km). You will also find a lovely selection of Buschenschänke, restaurants, pizzerias and bars serving regional specialities and offering traditional South Tyrolean hospitality. Mobility
The nearest bus stop is 2.4 km from our farm and can be reached in around 5 minutes by car or 35 minutes on foot. From there, you can conveniently take the bus to various destinations, including Kastelruth, the Seiser Alm cable car, Völser Weiher, Bolzano and Brixen. There are also several parking options in the immediate vicinity.

Laundry room
Our guests have access to a small laundry area with a washing machine around the clock. Each apartment also has a clothes drying rack. On request, we are happy to provide an iron and ironing board.

Sports equipment
For your excursions, we are happy to provide hiking poles, hiking backpacks – including a child carrier backpack – as well as scooters for children for hire.

Our holiday apartments are non-smoking apartments. Thank you for your understanding.

Upon request, we are also happy to provide a microwave, electric kettle, toaster, portable oven, espresso machine for coffee pods, as well as baby and toddler equipment such as a bedside crib, changing mat, high chair, child carrier backpack, baby bouncer and bed rail.

In the breakfast basket, which we are happy to prepare for you upon request, you will find a selection of delicious products from our farm and South Tyrol. You can choose from three different breakfast baskets: Alpengrün (vegan), Berggenuss (savoury) and Morgenzauber (sweet). We are, of course, happy to accommodate personal preferences and intolerances. The price is €25 per person per day; for children aged 3 to 14, the price is €15 per day.
